We
All Want The Inspection Process To Go Smoothly
Below are a few suggestions we have that will help the
inspection process to go smoothly for everyone.
- We inspect 5 days
a week. Our normal start times are 8:00am, 12:00pm and 4:00pm. These can usually be adjusted slightly if they just wont work
for your schedule. Please call our office (419-865-6238 or 888-358-6664).
- Please try to allow at least a 48 hour window of time to book an inspection. This is usually enough time so
we can make arrangements that work for everyone.
- Our
inspections generally run 2 ½ to 3 hours start to finish (larger houses sometimes will require more time). Be sure
that your client and the vendor/seller are aware that this is typical.
- We love company! Please encourage the buyer to attend the majority of the inspection. Our experience
is that if the buyer hears and sees things first-hand, they are not likely to become overwhelmed by a report just dropped
in front of them. If they show up only at the very end it is tough for the buyer to absorb 2 ½ hours of information
in 15 minutes. Again, the goal is to have everyone understand the current condition of the home. Attending a good part of the
inspection is the best way to learn!
- If possible,
try to make sure the vendor/seller is aware that the buyer has been encouraged to be at the inspection and that this
is typical. And as you know, sometimes the inspection is the best time to get
everyone from the mortgage company representative to the appraiser together. This can be an inconvenience to the vendor/seller
(especially if they don't expect this many visitors)
