Buyers/Pre-Purchase Inspection
In both new and older homes, the best way to ensure that you are well informed about the strengths and weaknesses of

Sellers/Pre-Listing Inspection Whether you are selling your home on

Commercial Inspection Whether buying or leasing a commercial property
there is risk involved and you are making a significant investment of time, money and resources. Unknown defects and unplanned
repairs affect the profitability of your investment. Knowing the condition of the property before you make the investment

New Construction Inspection Building a new home is quite an
undertaking, even for the builder as there are so many facets of construction to oversee. Unfortunately it is not uncommon
for there to be small but important details that were overlooked and rarely, but in some cases there can be some significant
deficiencies that have gotten by everyone involved in the building of that home. Buyers can have independent reviews of their
properties during various stages of the construction process including foundation, frame, and final inspection. This relatively
inexpensive inspection protects your purchase, prevents unpleasant surprises, and helps to assure the quality home that you’ve
dreamed about.
Warranty Inspection Most builders provide a one-year warranty for new construction.
Generally during this period of time the buyer develops a "punch list" of corrections for the contractor to repair
under the warranty coverage. Some defects will not be obvious to the untrained eye. It is prudent to obtain our home inspector’s
list of items that will most likely be repaired by your builder at no cost to you. You will be reassured knowing that potential
problems were addressed before they grew into something that could cost you a great deal down the road.
Partial
Inspections Sometimes a complete inspection is not needed but just an evaluation of a particular system or area
of the building. Seagate Inspections, Inc. performs partial inspections that can include just one or multiple areas
of a building. Some of those systems or areas of the building would be the Roof, Siding, Windows, HVAC, Electric, Plumbing,
Foundation, Structure, Exterior Envelope, etc.
FHA/VA Systems Certifications Often banks
will require system certifications on one or more systems of a home due to remarks listed on the appraiser’s report.
These systems include Heating, Plumbing, Electrical, Roof, and Structure. Seagate Inspections, Inc. provides these inspections
and certifications for many lending institutions in Northwest Ohio and Southeast Michigan.
Infrared/Thermal
Building Scans Sometimes problems in a building are hidden from view (water damage within walls or under flat
roofs, some Termite infestations, etc). Often these problems can be detected with an infrared scan of the building by
a qualified infrared thermographer. Seagate Inspections, Inc. has a Level I Certified Infrared Thermographer on staff
that can assist you with your needs in this area.
Environmental Hazards Our job as your professional
home inspector is to alert you, to the extent possible, to unknown problems and potential environmental hazards in your current
or potential house. Ours is a non-invasive visual inspection of your property which can alert you to possible problems. See

Ask about further investigation into the following:
- Asbestos: Asbestos material that crumbles easily
if sawed, scraped, or sanded into a powder is more likely to create a health hazard because it can be inhaled into the lungs,

- Lead: Lead is a highly toxic metal that was
used for many years in products found in and around our homes. In general, the older a home, the more likely it has lead-based

- Mold: There are many types of mold, and none
of them will grow without water or moisture. Molds can produce allergens, irritants, and in some cases, potentially toxic

- Radon: Radon is a naturally occurring radioactive
gas found in soils, rock, and water throughout the U.S. Radon is a threat to health because it tends to collect in homes,

- Termites or other wood-destroying insects:
These pests cause serious damage to wooden structures and posts and can also attack stored food, household furniture, and

- Carbon monoxide: Carbon monoxide is an odorless,
invisible gas produced whenever any fossil fuel such as oil, natural gas, kerosene, wood, or charcoal is burned. Hundreds
