COMMON HOME DEFECTS AND DISCOVERIES
No house is perfect. Even the most well-built
and well-maintained homes will have a few items in less-than-perfect condition. Below are some of the items we find most
commonly when inspecting a home:
Roofing: Problems with roofing material are among the most common defects we
find. When discovered, it doesn't mean that the roof will need to be replaced, it typically just points to an issue that
requires some maintenance or repair.
Exterior: Landscape grading that allows surface water to flow freely and even
pond along foundation walls is another of the most common “defects” we report on. Normally simple homeowner maintenance
can address this issue and be a vast improvement in controlling seepage into under grade spaces of the home.
Ceiling
stains: Ceiling stains (caused by past or present leaks) are very common. It is difficult to tell whether the stains
are from leaks still present or were caused by leaks that have since been repaired. Consider that a home over 25 to 30 years
old has had a re-roof and leakage from the previous roof covering may have likely been addressed.
Electrical hazards: Electrical
hazards are most common in older homes, but can be found in newer homes as well. Electrical hazards come in many forms, from
ungrounded receptacles, reverse wired (reverse polarity) receptacles, exposed splices, over fusing, to incorrect wiring.
Rotted
wood: This occurs when wood is wet for extended periods of time. It is most commonly found around tubs,
showers, and toilets on the interior; or roof, eaves, door thresholds, and trim on the exterior.
Water heater: Many water
heaters are not installed in full compliance with local plumbing code. Although our inspection is not a “CODE”
inspection, there are guidelines that need to be followed for safety reasons primarily.
Gas furnace: Most gas furnaces
are in need of routine maintenance such as new filters or general service and cleaning. In addition, many have
other issues, which include faulty operation and inadequate flue pipes, combustible material clearance, and distribution defects
like damaged ducting.
Plumbing: Plumbing issues commonly found include dripping faucets, leaking fixtures, loose
toilets, and slow drains. Even in brand new homes it is common to find a few minor plumbing defects.
